The position of the graduate surveyor, sits within the Agency department and the role will be to undertake general agency viewings, inspections and negotiation of suitable terms, attend client and internal meetings to discuss progress and performance.
The position is a very important role in the department and requires an individual with good interpersonal skills who is able to act on their own initiative and to work as part of the team reporting to the Partners responsible. The individual will also work closely with the administration team in updating and delivering databases and may be required to assist in other departments as and when necessary.
It is important that the individual is clearly client focused and is seen to be helpful, co-operative and supportive in all dealings with clients, potential occupiers and is comfortable and confident in dealings in all aspects of commercial property and client and public contact.
The individual should have a clear knowledge of commercial property agency and have a relevant property related degree. Initially the main scope of agency work will be Office and Retail instructions.
The applicant must have a full clean driving licence.
The primary function of the role is as follows:
- UNDERTAKE PROPERTY VIEWINGS
The department has a wide range of commercial property instructions over the North East from Berwick to Teesside. The individual will undertake viewings with prospective tenants and purchasers.
- NEGOTIATE HEADS OF TERMS
The individual will negotiate Heads of Terms with prospective tenants and purchasers and liaise with legal and professional parties to ensure completion of transactions.
- PROPERTY INSPECTION / MARKETING
The individual will undertake property inspections and measurements and report to clients on marketability and advice through compiling comparable data. A marketing report will be agreed with clients and this will be followed through so each property is tailored with a marketing plan. The client will be kept informed with progress of marketing through reports, telephone calls or emails.
- UPDATE PROPERTY DATABASE
The individual will update the internal agency database as appropriate.
Manage a workable agency caseload and report to the Partner in charge of progress and performance of each instruction. This will be reported in an updated spread sheet and discussed at a weekly or bi-weekly meeting.
- BUSINESS DEVELOPMENT AND MARKETING
To assist in the marketing and promotion of the Firm as required and to be aware of new business opportunities. Reporting these to your Manager.
Attend RICS Matrics networking events for networking with peers in the profession and to obtain any relevant knowledge and understanding in relation to the APC.
- FINANCIAL PERFORMANCE
To liaise with the Accounts Department regarding the payment of disbursements, outstanding accounts and bad debts.
Contribute to the Firm and the Department generally, taking an active part in meetings.
- TRAINING AND DEVELOPMENT
To ensure target CPD hours are met, and that other training and development requirements are identified and actioned via your Training and Development review.
To maintain an awareness of changes in legislation practice and procedure, ensuring such information is disseminated to colleagues.
To progress knowledge and understanding in the relevant fields as part of the APC, under guidance from the specified Counsellor and supervisor.
