Located less than one mile from the M6 in Carlisle, Units 1-7 Grearshill Road are situated within the busy Kingstown Industrial Estate.

The site is populated by a number of fast food outlets, all of which produce a high amount of traffic. In addition, a high number of trade counter units, which are home to tenants such as Greggs, Vestric, More Handles, Pipe Centre, Langhams, and Screwfix, produce traffic of their own.

Buccluech Property, the landlord of Kingstown Industrial Estate, approached us in regards to the parking issue, with increasing numbers of cars parking illegally throughout the site. Subsequently the Naylors Building Consultancy team was instructed to carry out a feasibility study to establish a solution to the problem.

Working closely with the stakeholders during the feasibility stage, we developed proposals for a scheme which would provide an additional 52 parking bays and an additional 4 disabled car parking bays aimed at reducing the issues.

The proposals also involved altering the shop fronts so that new frontages would face onto the busy Grearshill Road rather than main entrances situated to the rear of the properties. The proposed plan also included altering the road layout to allow cars to park directly outside of the units facing Grearshill Road.

During the feasibility stage, Naylors utilised a 3D laser scanner to develop a 3D pointcloud which enabled the design team to ensure that the alterations were viable. Utilising the pointcloud to design 3D plans, enabled our client to visualise the proposed changes more clearly which helped considerably during the decision making process.

Following a successful feasibility study, Naylors were instructed to progress the plans through to the planning stage. Working closely with the Local Authority Planning Department and Highways Agency, Naylors developed the plans and visuals for the site and in Summer 2018  planning approval was secured.
