Naylors Gavin Black secures new Newcastle office for Aberdein Considine

Project: Aberdein Considine approached Naylors Gavin Black towards the end of an eight-year lease for their office at The Cloth Market, in Newcastle city centre.
The award-winning law firm, which has 19 offices across Scotland and the north of England, had been based at 30 Cloth Market since 2017. The office was 3000 sq. ft. and had 45 employees working from it.
Aberdein Considine wanted to consider its options – to stay, or to move offices.
What We Did:
Naylors Gavin Black appraised all the options open to Aberdein Considine, which involved:
- Establishing their requirements - working with senior management to consider everything from location, size, parking, workstyles, connectivity (both I.T & public transport), sustainability, amenities and accessibility, to budget.
- Going to the market to find offices that met the criteria or had the potential to.
- Systematically comparing all available offices to their existing office space.
An in-depth analysis revealed that Aberdein Considine’s existing office space no longer met their operational needs. Following a comprehensive search of city centre options, we identified and shortlisted three preferred properties.
Our next steps included:
- Requesting and reviewing lease terms for all three shortlisted options.
- Conducting a comparative analysis of commercial terms, location, and workplace appeal and suitability.
- Supporting Aberdein Considine in selecting West One as the optimal relocation choice.
- Leading negotiations to secure favourable lease terms.
The Result:
Aberdein Considine has signed a new, 10-year lease for a 5,080 sq. ft. office at West One with a 5-year break clause. The deal is based on a fully-fitted, refurbished suite.
