Naylors to market City Quadrant office and retail space

A prominent city centre office building has undergone a major transformation to create a range of individual Grade A office suites in response to a high level of demand for small, flexible office space.

Naylor’ office agency team has been appointed as letting agent to market the fifteen newly created office suites and a large leisure/retail unit on the ground floor and basement at City Quadrant.

The privately-owned, mixed use development which was built in 2005, comprises 23,000sqft of office space as well as residential and leisure/retail accommodation and is situated on the corner of Westmorland Road and Waterloo Street.

This is the third wing of the building to be split into smaller suites to provide accommodation for small businesses and start-ups looking for a city centre address with space for 2 to 12 people.   The two wings that were previously split have been successfully let to a range of tenants including NEL Fund Managers, MHPI, Drayton Partners, Cavu Corporate Finance, Fore Consulting and Select Property Group.

Simon Taylor, director at Naylors said: ‘There is currently a greater level of demand for office space serving the requirements of small businesses, particularly those looking for a very high standard of accommodation in the city centre. For this reason the owners of City Quadrant have once again invested heavily in splitting up the last wing of the building to create Grade A office suites with all-inclusive packages.

The office suites are available to lease on flexible terms with one monthly payment covering rent, service charge, cleaning and utilities to make it easier for businesses to manage their overheads, there are also furniture packages available in partnership with Godfrey Syrett. All occupiers have access to shared kitchen facilities, dedicated meeting rooms, and a landscaped courtyard plaza. There is nothing else like this in the city centre and we are confident there will be a good level of interest.”

James Fletcher, surveyor at Naylors added: ‘The leisure/retail unit, which was previously occupied by Aura, faces onto Westmorland Road in a very busy part of the city centre. It would suit a range of potential uses and with full glazing at the front and rear it offers the occupier a very high level of visibility’’.
