Facilities Management

From a review of your services charge costs and tariffs to consideration of the most cost effective way to use your space.  Facilities Management is all about making sure that the right price is paid for the right service.

If you’re a landlord, it is always in your best interests to be able to demonstrate best value to your tenants, as this can play a part in ensuring tenants stay with you.

Maybe you’re re-organising or planning to move? Another part of Facilities Management is the effective use of floorspace, which is where our space planning team can help.

We have broken our Facilities Management services down into three levels – FM Advisory, FM Lite and FM Full to make it suitable for a range of requirements as follows…


This service includes the following:

  • An inspection of a property
  • A full review of the current lease
  • Identify issues for client consideration (these typically range from repairs, regulatory/statutory compliance and forthcoming lease events to rent reviews/lease renewals and break options).
  • A report issued to the client for consideration

If required, this can be followed up by a regular inspection regime and progress reports, lease events can be diarised and clients will be notified in advance of action dates, we can also provide advice on the lease events as and when required.


This is a step on from the advisory service detailed above, where Naylors Gavin Black will discuss and review the FM Advisory Report with the client and set out and undertake the works and actions identified in the report.  These can range from organising repairs and maintenance to providing advice on statutory/regulatory requirements, preparing the necessary reports and organising/undertaking the subsequent actions required to achieve compliance, be it Electrical certificates, Asbestos Register or Health and Safety Audits.


In addition to undertaking FM Advisory and FM Lite as detailed above, the Full FM service also extends to reviewing all supply contracts in place relating to the occupied property and identifying where services can be improved and costs managed.  This extends from utility supply contracts and cleaning contracts, to reactive maintenance contracts such as electric and fabric repairs.

Naylors Gavin Black, acting as agent, will organise and manage these contracts on site and our dedicated helpdesk service will be available for all occupiers to call in for any works required.
